Vacation homes get evaluated differently than primary residences. The floor isn't just for the days you're there — it's for the days you aren't. That single shift in perspective changes which products belong on the consideration list.

Florida's climate is the dominant factor. Summer indoor humidity in a closed-up home can hold above 80% for months. Power outages happen, and the AC isn't always running. The slab beneath the floor stays slightly cooler than the air, which means moisture condenses there constantly. Materials that move with humidity simply don't perform in this environment.

The use pattern also matters. When you're at the vacation home, you're often using it harder than your primary residence — pool days, beach trips, friends and family visiting, sand and water tracked in constantly. When you're not there, the floor sees zero attention. The right floor is one that survives both extremes without anyone managing it.

Best Flooring Options

Premium Waterproof Luxury Vinyl Plank (LVP)

The dominant choice for Central Florida vacation homes. SPC rigid-core construction stays dimensionally stable through summer closures, the 20-mil wear layer handles pool and beach traffic, and the waterproof construction means a surprise leak or pool-water event doesn't become a renovation. Continuous LVP throughout the home reads beautifully and simplifies remote care.

Porcelain Tile

Tile remains a solid choice for Florida vacation homes, especially in wet zones. The downsides for part-time owners are the cost and complexity of crack repairs (which require coordinating contractor visits from out of town), grout discoloration during long closures, and the colder, harder feel underfoot when you are there. Many vacation-home owners now use tile only in bathrooms and laundry.

Engineered Hardwood

Engineered hardwood can work in a vacation home that maintains climate control year-round, but it carries water-damage risk and shows wear faster than LVP. It's the right call for hardwood purists who run climate control reliably; the wrong call for anyone willing to let the home swing in temperature and humidity during closures.

Carpet

Carpet is the weakest vacation-home option. It absorbs summer humidity, develops mustiness during closures, holds pool and beach grit, and rarely lasts beyond five years before needing replacement. For a home you're not in to maintain it, carpet creates problems no one is around to address.

Solid Hardwood

Almost never the right call in a Florida vacation home. Humidity swings during closures and slab construction work against it constantly. Even with year-round climate control, the long-term outcome is usually movement, gaps, and shorter-than-expected life.

Laminate

Better than carpet, worse than LVP. Water-resistant rather than waterproof, which fails in a vacation-home scenario where an unattended AC failure or hurricane-season leak can ruin a floor before anyone notices.

Snowbird Closures & Humidity

The defining challenge of a Florida vacation home is the months it sits empty in summer humidity. Indoor relative humidity in a closed-up home routinely exceeds 80% from June through September. That single fact eliminates several otherwise reasonable flooring options from consideration.

Even with AC running on a humidistat, conditions inside a closed-up Florida home are stressful for any material that responds to humidity. Even when AC runs reliably, power outages happen. Hurricane evacuations leave homes unmanaged for days. A floor that depends on perfect conditions to survive is a floor that will eventually fail in Florida. Choose one that doesn't.

Pool, Beach & Guest Traffic

Vacation home use patterns are different. When you're there, the floor sees pool-wet feet, beach sand, wet bathing suits, guests in and out, kids running through with snacks, and dogs that just took a swim. When you're not there, it sees nothing. Both extremes need a forgiving floor.

Walk-off mats at every exterior door are the single biggest predictor of floor longevity in a Florida vacation home. They capture the sand and grit that otherwise gets dragged across the wear layer day after day. Add them at every door — front, back, lanai, garage — and leave them in place.

Designate a pool-entry zone. Some owners install a small tile area immediately inside the pool door and continue LVP throughout the rest of the home. Either approach works; what matters is that the entry zone is set up to capture water and sand before the rest of the home sees them.

Caring for a Floor You Don't Live On

Remote ownership requires a different care strategy. The floor needs to be ready for both your time on-site and the long stretches of unattended use. Three practices make a real difference.

Keep a care kit on-site. pH-neutral floor cleaner, microfiber mop, and a small instruction sheet. Hand a copy to your property manager. Periodic cleaning is far easier than recovering a neglected floor.

Add floor checks to property inspections. Ask your property manager to walk every room briefly and look for water marks, sand buildup, or anything unusual. Two minutes per visit prevents expensive surprises.

Save spare material. Keep one or two boxes of leftover material from the original install. Color and lot can be hard to match years later. Spare material is the cheapest insurance you can buy.
