How Much Does LVP Flooring Cost in Florida?

What actually drives LVP project pricing in Central Florida — materials, prep, removal, layout, and the hidden costs to watch for.

Almost every homeowner who calls us asks the same first question: how much does LVP cost per square foot? It's a fair question, and we'd love to give you a clean number — but a clean number would be misleading. Real LVP project pricing depends on what's under your existing floor, what needs to come out, what's going down, and how complex the layout is. This guide walks through every real cost driver so you can read any estimate, ours or anyone else's, with informed eyes.
Key Takeaways
  • Honest LVP project pricing requires an in-home consultation — anyone quoting flat per-square-foot pricing sight-unseen is guessing.
  • Subfloor prep and removal of existing flooring are often bigger cost variables than the flooring itself.
  • Wear-layer thickness drives long-term value far more than brand name.
  • Suspiciously low quotes typically reflect thin product, skipped prep, or change-order pricing.
  • Financing is available — many homeowners upgrade product quality rather than compromise.
  • A 1,500–2,000 sq ft Florida home typically installs in 2–4 days with moderate prep.

Why We Don't Quote Flat Per-Sq-Ft Pricing

Two identical 1,800 sq ft Ocala homes can have a 30% project cost difference. One has a flat slab from a 2018 build with carpet to remove. The other has a 1995 slab with cupped tile installed over old vinyl, three different floor heights, and a kitchen island that needs to be worked around. Same square footage, very different jobs.

Contractors who give flat per-square-foot pricing over the phone do one of three things: (1) lowball to win the job and add change orders later, (2) build a wide margin into the unknown so you overpay on simple jobs, or (3) skip work that should be done. We prefer the fourth path: come look, measure, and write a real itemized number.

What Actually Drives Project Cost

In rough order of impact on the final number:

  • Subfloor preparation — the biggest swing factor
  • Removal of existing flooring — especially tile
  • Wear-layer thickness and core quality of the chosen product
  • Total square footage with discounts at scale
  • Layout complexity — number of rooms, transitions, cuts
  • Baseboards and trim — pull/reset vs. shoe molding
  • Furniture moving on installation day
  • Transitions and stair nosings at room boundaries

Notice what's not at the top of the list: product brand. The difference in installed cost between a quality 20-mil SPC plank from one reputable manufacturer and another is usually less than the difference one slab grinding session would make.

Product Tiers and What They Mean

TierWear LayerExpected LifeBest Use
Bargain6–8 mil3–5 yearsAvoid for whole-home
Standard12 mil7–10 yearsLight-use bedrooms
Premium20 mil15–20 yearsFlorida primary residences
Heavy Residential28+ mil20–25+ yearsActive homes, pets, rentals
Commercial40 milCommercial-ratedVacation rentals, demanding use

Most of the price difference between LVP products is wear-layer thickness and core density, not aesthetics. A 6-mil floor and a 28-mil floor can look visually identical on day one. The difference shows up in years three through fifteen.

Subfloor Preparation

Rigid LVP needs a flat substrate — roughly 3/16" over 10 feet. Most Florida slabs are not flat to that tolerance out of the box. Prep can include:

  • Grinding down high spots in the slab
  • Self-leveling compound to fill low spots
  • Patching cracks and divots
  • Removing old adhesive residue from prior installations
  • Moisture testing and barrier application where required

A well-prepped subfloor is the single biggest determinant of long-term floor success. Cheap quotes almost always skip this step, and it shows up as bouncy spots, click joints failing, or telegraphing within a year.

Removing Existing Flooring

Carpet and Pad

The lightest removal. Cut into strips, roll up, pull tack strips, haul away. Adds modest cost.

Sheet Vinyl or Old Glue-Down LVT

Moderate. Scraping and adhesive residue grinding are the bulk of the labor.

Ceramic or Porcelain Tile

The heaviest line on most quotes. Tile is messy, dusty, loud, and slow to remove. Removing tile from a 1,500 sq ft area can be a full day or more of labor and adds substantial cost. In some cases installing over the existing tile is a smart alternative.

Engineered Wood

Depends on whether it's glued or nailed. Nailed comes up quickly; glued is closer to tile in difficulty.

Room Layout and Complexity

Square footage drives cost — but it's not linear. A 2,000 sq ft open floor plan with three large rectangular rooms is faster to install than 1,200 sq ft spread across eight small rooms with many doorways, transitions, and cuts. More doorways means more transition strips, more cuts around door jambs, and more baseboard work.

Kitchens with islands, bathrooms with vanities, and stair nosings all add complexity. None of this is hidden — a good installer will itemize it during the consultation.

Baseboards and Trim

For premium results, baseboards are pulled before flooring goes in and reset afterward. This gives the cleanest line between wall and floor. Alternatives:

  • Pull and reset existing baseboards: moderate cost, best look, typically requires a paint touch-up afterward.
  • Add shoe molding or quarter round: lower cost, but creates a busier visual line at the base of the wall.
  • Replace with new taller baseboard profile: a worthwhile upgrade often done during whole-home installs; adds material and labor.

Furniture Moving

Most installers include reasonable furniture moving as part of the install. Some homeowners prefer to move belongings themselves to reduce cost; others want a turn-key service. Both are reasonable. Beds, sofas, dressers, and dining tables are normal; pianos, gun safes, and antique armoires usually require a specialist mover (and a separate cost line).

Hidden Costs to Watch For

  • "Up to" estimates that escalate via change orders.
  • Hauling fees added at the end of the job for removal debris.
  • Material upgrade pressure after the contract is signed.
  • Transitions and trim billed separately when they should be in the base scope.
  • Subfloor work labeled "if needed" without a clear cap, leaving you blind to the final number.

Our estimates are flat, itemized, and the number on the page is the number you pay barring scope changes you approve in writing.

Financing Options

We partner with Acorn Finance for homeowner financing. Acorn lets you compare loan offers from multiple lenders in minutes without affecting your credit. Many homeowners use financing not because they have to, but because it lets them choose the 28-mil floor instead of compromising to 12-mil. Over 20 years, that difference matters far more than the financing cost.

How to Get an Accurate Estimate

An honest estimate process looks like this:

  • In-home consultation with full-size LVP samples (not chips).
  • Subfloor flatness check with a long straight edge across every room.
  • Removal assessment for what's currently down.
  • Layout walk-through noting doorways, transitions, baseboards, and edge cases.
  • Written, itemized proposal with separate lines for material, removal, prep, install, trim, and timeline.
  • No-pressure follow-up. If we're the right fit, you'll know. If we're not, we'll say so.

Frequently Asked Questions

Homeowner questions, answered.

How much does LVP flooring cost in Florida?+

Total installed cost varies based on product selection, subfloor condition, removal of existing flooring, room layout, and square footage. We provide written, itemized estimates after an in-home consultation rather than misleading sight-unseen quotes. The product itself is only one of many variables; subfloor prep and removal often drive larger cost differences than the flooring brand.

Why won't installers quote a per-square-foot price upfront?+

Because honest pricing depends on what's under the floor and what needs to come out. Two identical-sized homes can have a 30% project cost difference based on slab flatness, old adhesive, tile removal, baseboard work, and transition complexity. Anyone quoting a flat per-square-foot price for an unseen home is either lowballing to win the job or building a large margin into the unknown.

What drives LVP project cost the most?+

In order: (1) subfloor preparation, (2) removal of existing flooring, (3) wear-layer thickness and core quality, (4) square footage, (5) layout complexity (number of rooms, transitions, doorways), (6) baseboard work, and (7) furniture moving. Material brand is rarely the largest variable.

How much does subfloor prep cost?+

It varies widely. A flat, clean slab in a recent home may need almost nothing. An older slab with dips, cracks, and old tile adhesive may need significant grinding, patching, and self-leveling — adding meaningful cost. We measure flatness with a straight edge during the in-home consultation so the prep line item on the estimate is real, not a guess.

Does removing old flooring cost extra?+

Yes, typically. Carpet and pad removal is the lightest. Old vinyl is moderate. Tile removal — especially well-bonded tile or large-format tile — is the heaviest and adds the most to a project. Most quality installers itemize removal as a separate line so you can see what you're paying for.

Is it cheaper to install LVP over my existing tile?+

Sometimes, if the tile is flat, well-bonded, and free of large grout joints or broken pieces. Installing over tile avoids removal cost but may add transition height issues at doorways and floor vents, and large grout lines may need to be skim-filled. The savings can be real, but only when the existing tile is appropriate.

Does LVP qualify for financing?+

Yes. We offer financing through Acorn Finance, which lets homeowners compare offers from multiple lenders without affecting credit. Many homeowners use financing to upgrade to premium 20-mil+ flooring rather than compromise on quality.

How much do baseboards add to the cost?+

Most quality installations pull existing baseboards before flooring and reset them afterward — this gives a much cleaner result than shoe molding alone. Painted baseboards typically need a fresh coat after handling. Some homeowners replace baseboards with taller modern profiles during the install, which adds material and labor but is a worthwhile upgrade.

Are extremely low LVP quotes ever legitimate?+

Almost never on a whole-home job. Suspiciously low quotes typically reflect: thin wear-layer product (6–12 mil instead of 20+), skipped subfloor prep, no expansion gaps, off-brand materials with no real warranty, undocumented contractors, or change-order pricing that escalates after the work starts. The cheap install becomes the expensive replacement five years later.

How long does an LVP project take?+

A typical 1,500–2,000 sq ft Florida home with moderate prep takes 2–4 days. More complex projects with extensive tile removal or slab work can run a week or more. We provide a realistic timeline as part of the written estimate, not after work has started.
